Generally the deposit is in the amount of upwards to 30% of the total purchase price of the real estate that is the subject of the transactions. In some instances, a buyer will have up to thirty days from the date that the initial contract is signed to post the deposit required by the terms and conditions of that agreement. The balance will be do at the time that the final agreement is executed between the parties to the sale.</p>
<p>There are some mortgage lenders doing business in the Kingdom that cater specifically to foreign nationals that are interested in buying real estate in the country. By using such a mortgage lender, many foreign nationals have found completing the real estate purchase process in Morocco to be an easier process overall.</p>
<p>In order to consummate the sale, it is necessary for a foreign national to open a bank account within the Kingdom of Morocco. </p>
<p>Ultimately, the parties to the real estate transaction will execute a final contract that will result in the conveyance of the real estate from the buyer to the seller. At this time, the property is registered with the government of the Kingdom and the buyer becomes the owner of record of the real estate in question.</p>
<p>Generally speaking, the registration process can be consummated in a pretty short amount of time. In most instances, this phase of the property buying process normally can be wrapped up and concluded within a matter of days.</p>

<p>Deal Killers, Contract Assassins, Home Inspectors! Call them what you will, but the most important thing you can know is WHO to call. But how do we know who call, and how do we judge their expertise?</p>
<p>Home inspectors are quite simply the eyes and ears of the home being examined.<span id="more-117"></span> They are the objective voice of the home. The mantra of the home inspectors should be &#8220;if the home could speak, what would it say&#8221;. It is critical that the inspector can speak in a manner that makes understanding simple for the homebuyer, yet has the depth of technical language to detail repairs using terminology common to the trades.
<p>Making that right choice of which home inspector is in many ways more difficult than choosing the home. A clear and critical approach to selecting an inspector is essential to being happy over time with the home selected.</p>
<p>My Friend in Construction</p>
<p>It seems that everyone knows someone who &#8220;works in construction&#8221;, and from that relationship comes the common desire by some buyers to save the professional inspection fee by having the friend or family member perform the inspection. </p>
<p>At first blush, this seems like a perfect solution. The friend or family member is a known and trusted person. There is no doubt in the mind of the buyer that the loyalty and intentions of this person are above reproach. And then of course, there is the issue of saving the inspection fee.</p>
<p>These attributes of the friend are important. Ideally, all but the expense issue would be traits found in any professional home inspector. The difficulty arises in three principal areas; objectivity, creditability, and inspection specific knowledge.</p>
<p>Let&#8217;s look first at the issue of inspection specific knowledge. While it may be that the friend is without peer in his particular area of construction, it is rare that he is able to view the home in it&#8217;s entirely &#8211; that is, as an interaction of dozens of complex and interrelated systems. The most knowledgeable of heating and air-conditioning contractors may know near to nothing about roofing.</p>
<p>Even more common, however, than the lack of a broad base of knowledge, is the lack of any knowledge that is useful during a home inspection.</p>
<p>On more than one occasion when the &#8220;friend in construction&#8221; has been asked specifically about construction experience or knowledge, it turns out that this actual experience was something other than optimal. This &#8220;experience&#8221; usually amounts to something along the lines of loading trucks at the hardware store to earn beer money during spring break back in 74&#8242;! Even with the best of intentions, this is hardly the knowledge needed to guide a friend or family member through what is most likely the largest financial decision of their life.</p>
<p>The Objectivity of My Desire</p>
<p>By the very nature of friends and family members, they are not objective. They have great compassion for the buyer and likewise great fear that some harm, be that physical or financial, may come to that buyer. Making matters all the worse is the fear in the back of the head of the &#8220;friend in construction&#8221; that their experience is not truly enough to render the opinions being offered. </p>
<p>This takes the situation down the path to an even less desirable situation. We have a nervous or anxious buyer being given advice by a now nervous and anxious person who is operating well outside their area of expertise. However, they are now reluctant to concede that they are lost and scared. This is not good for anyone in the transaction &#8211; buyer, seller, or agents!</p>
<p>Trust and Credibility</p>
<p>Moving on, we come to the issue of credibility. I&#8217;ve observed thousands of transactions, and it seems to me that sellers are a distrusting lot. Or rather, they certainly are when it comes to the issue of imperfections in their homes.</p>
<p>What happens if, by some stroke of good fortune, the &#8220;friend in construction&#8221; actually performs the home inspection in a superior manner, and actually discovers all of the homes flaws in a clear and concise way? It is still probable that the seller will doubt the results are fair and objective due to the relationship between buyer and &#8220;inspector&#8221;. </p>
<p>This inherent distrust most always results in a professional inspector being called in to confirm or deny the observations of the &#8220;friend&#8221;. Who pays the bill for this additional involvement and what to do with conflicting observations only adds another layer of pain and confusion on a transaction that is already hemorrhaging to death.</p>
<p>Who to Hire?</p>
<p>Keep life simple! Always hire professional ASHI qualified Home Inspectors. You can be sure that ASHI home inspectors adhere to a strict Code of Ethics, a well-defined Standards of Practice, and have passed the most demanding membership certification requirements in the country.</p>
<p>And if there is a personal connection to the home inspector, be SURE to disclose that up front to all concerned. Most people will not object to the disclosure, but let the discovery be make after the fact and the trust, as well as the transaction, may be gone forever.</p>

When you are ready to select a REALTOR, here are a few questions you can ask.</p>
<p>Make sure the REALTOR presents a &#8220;listing presentation&#8221; to you. This presentation should answer many of these questions. If you will need a buyer&#8217;s agent, also make sure everything is explained up front.</p>
<p>- How long have you been a REALTOR? Full or part<span id="more-116"></span> time?</p>
<p>- What professional organizations do you belong to?</p>
<p>- Do you have a valid Department of Real Estate License?</p>
<p>- What is your responsibility to me as your client?</p>
<p>- Do you represent both buyers and sellers at the same time? If so, Who&#8217;s best interest are you looking out for?</p>
<p>- How will you keep me informed of new listings that I may be interested in?</p>
<p>- What does the listing agreement entail, what are the beginning and expiration dates, and what are the fee amounts I will be paying?</p>
<p>- Is there a charge or contract when working with buyers? (Some brokers/agents DO have contracts and fees)</p>
<p>- What is your marketing philosophy? Ask for their complete marketing plan A-Z.</p>
<p>- What can the Realtor&#8217;s company do for you?</p>
<p>What is their company&#8217;s share of the local market? Are they part of a large or world wide referral network?</p>
<p>- What types of things separate you from your competition and will you give me some feedback? &#8211; How effectively will they advertise? Do they have 24-hour advertising capability?</p>
<p>- What disclosure laws apply to me and what do I need to be aware of?</p>
<p>- How does the Realtor market to other Realtors?</p>
<p>- Are they a Realtor or a Real Estate agent? (There is a difference)</p>
<p>- Does the Realtor have a strong internet presence? If not, why? Will your home have enough exposure for all potential buyers to view? (85% of buyers go to the internet first)</p>

<p><b class="titler">Should I Invest in Real Estate While Running an Internet Business?</b><br />

<p>Of course you should. I practice this for quite a while and I never looked back. I think this is the perfect combination. You get the best of both worlds. Did you know that 90% of all millionaires made their fortune with real estate and 10% with<span id="more-115"></span> the internet or the stock market?  Well, this doesn&#8217;t leave any room for the paycheck workers, doesn&#8217;t it?
<p>I once read a small phrase that totally changed my life &#8220;Trading hours for money doesn&#8217;t bring you any wealth&#8221;. This powerful phrase stuck with me ever since. Take a moment and think about this. We all do it by being employed by an employer we trade hours for money. How many hours per week can you trade without completely giving up your life? 60, 70 hours max. This doesn&#8217;t leave much room for a family life or having some fun, doesn&#8217;t it?</p>
<p>Well, enough of this depressing stuff. Let&#8217;s talk about something fun. Did you know you can actually make money while you&#8217;re sleeping? It is called residual income.</p>
<p>With your internet business you want to achieve residual income through selling membership subscriptions to any form of service that charges monthly dues. Typically you will receive your share of this as monthly installments. You do the work once and you get paid over and over again.</p>
<p>With real estate you achieve the same effect with rental properties. Although your involvement in the process is a little bit bigger, but it is still manageable. You have to collect the rent and making sure it is paid on time. On the other hand you have to pay all the bills like mortgage payments, insurance, taxes and sometimes utility bills. Depending on the type of lease agreement you have with the tenants.</p>
<p>This takes care of the residual income part. As a rule of thumb if your residual income covers your living expenses you&#8217;re on your way to be successful. Now you can start doing the fun part with real estate. Not that there&#8217;s anything wrong with being a landlord. I personally don&#8217;t like this part of investing in real estate.</p>
<p>The fun part for me is to work deals with real estate. It could be buying an old property way below market, fix it up and sell it with a profit. Another method in dealing with real estate is called flipping. In this case I simply control the property through a contract and then assign the contract to another buyer. Of course I will collect a fee for my services. I prefer the second method because the least amount of money and work is involved. Fixing up properties can turn into a time and money consuming project.</p>
<p>The point I want to make is that you need to establish some sort of residual income to cover your basic living expenses in order to expand your business.</p>
<p>Of course you can do all of the things mentioned and still working full time. That&#8217;s what most people are doing. However you have to decide if the extra income is worth the effort. You will need a lot of time to do both investing in real estate and running an internet business.</p>

This is because the down turn has allowed for price correction. <p>The Perfect Interest Rate:  Waiting To Buy Your Next Home</p>
<p>Whether you&#8217;re buying or refinancing, you&#8217;ve probably been watching interest rates go down (and back up) over the past few months. You may be waiting to buy a home or refinance until rates go back down below the five percent mark. If so, then ask yourself two<span id="more-112"></span> questions. First, how long have you been waiting for the perfect rate? And second, how much longer are you willing to wait?</p>
<p>A few months ago, rates were in the mid to high 4 range for a 30 year fixed (and the high 3 range for a 15 year loan earlier this year). They&#8217;ve since gone up and are seeming to stay in the low 5 percent range. The bottom line is that rates are about as low as they&#8217;re going to get. And even right now, the rates are artificially low because the Treasury has been buying their own bonds for about 6 months now. They&#8217;re going to stop buying their bonds this month, and rates are expected to continue to climb up again. What does this mean to you as a consumer, whether you&#8217;re buying or refinancing? If you&#8217;re happy paying 5 percent for a home loan, go ahead and lock in your rate because it will probably get higher in the coming weeks.</p>
<p>While interest rates affect consumers on a national level, a buyer&#8217;s individual real estate market can also largely influence your decision. If you&#8217;re refinancing, there is no worry about not being able to get the home you like &#8211; because you&#8217;re already in the home you want (hopefully). However, if you&#8217;re in the market to buy a home, the current trends in your real estate market may make the decision for you about when to ratify a contract on that home and lock in your interest rate. In Charleston, SC we&#8217;re seeing lots of multiple offer situations again like we saw back in 2005. Although several buyers may want one home, only one buyer/family is going to get it. As demand for Charleston real estate has increased significantly in the past few months, many buyers are now not able to get the home of their first choice and are having to settle for their second or third choice. </p>
<p>In these warmer real estate markets like Charleston, it would be best to go ahead and buy a home. Rates are some of the lowest they&#8217;ve been in years because they have been artificially made to be so low. Sure, the rate is not the four and three quarters that it was<br />

 a few months ago, but there is a good chance that we won&#8217;t see that low of a rate again for years. It would be better to go ahead and make an offer and lock in that rate so that you get your first choice home. Of course, you may buy now and see a tenth of a point lower next month, but at least you&#8217;ll have the home you want. If you&#8217;ve already found that home you want to buy, it would be worse to take the risk and not only lose that home, but also have to pay what could be (and almost inevitably will be) a higher rate in a few months. The takeaway point from this is: don&#8217;t be greedy! </p>
<p>If you&#8217;re in a cooler real estate market, you may not have to worry about not being able to get the home you want. You may be able to wait a little longer for the chance of a lower interest rate with the only risk being that you may end up with a higher rate in the end. And, it may save you money in the long run to risk getting a higher interest rate because you&#8217;ll be able to buy at an even lower price. If you&#8217;re in one of these cooler markets, it may be worth taking that risk and hoping for the perfect interest rate and home price.</p>

<p>Have you ever made reservations at a restaurant and then changed your mind later? Or made an appointment with someone and decided not to keep it? I think most of us have, at one time or another.</p>
<p>Since you and I are both polite people, you know we called to let them know we wouldn&#8217;t be there. But not everyone bothers to make that call.<span id="more-111"></span></p>
<p>As you can imagine, this causes a problem for busy restaurants. There they stand, with empty tables that they can&#8217;t fill because someone has reserved them. So they turn away customers who want to spend money. Not good at all!</p>
<p>Well, one restaurant decided to do something about it. They changed  just two words  in their conversation with customers making reservations, and their no-show rate dropped by two-thirds.</p>
<p>If you&#8217;ve been in real estate for long, you know that prospective buyers and sellers sometimes give you the same problem &#8211; reserve your time and don&#8217;t show. So there you sit, unable to get started on other work because these people are going to show up any minute. And the newer you are to real estate, the more likely that you&#8217;ll sit there and wait for an hour or more &#8211; just in case they had some unavoidable delay like a flat tire or an important phone call as they were going out the door to meet with you.</p>
<p>I had one young couple stand me up twice &#8211; once in the evening and once on a Sunday. That meant I made a special trip the 8 miles in to town to meet with them and then sat there like a lump on a log while they were off playing. It turned out that both times they decided to go fishing instead of house hunting.</p>
<p>After several years of enduring similar frustrations, I made the decision to wait for only 20 minutes. If they weren&#8217;t there and didn&#8217;t call, I left the office. Who needs rude customers, anyway?</p>
<p>But, back to the solution.</p>
<p>Reservation agents had been saying &#8220;Please call if you can&#8217;t make it.&#8221;</p>
<p>When they changed that sentence to &#8221; Will you  please call if you can&#8217;t make it,&#8221; and then waited for a response, it made all the difference.</p>
<p>It seems that once people make a verbal commitment to do something, they are much more likely to follow through.</p>
<p>You may not even be asking customers to call if they aren&#8217;t going to show up &#8211; and you should start. But follow the restaurant lead, and get their commitment to call you. It will probably be too late to fill that slot with another appointment, but you&#8217;ll have the opportunity to call ahead to cancel listing appointments instead of calling later to apologize for not showing up. The homeowners will appreciate that and remember your thoughtfulness.</p>
<p>Then you can get busy using that time on productive tasks instead of watching the clock hands go around.</p>
<p>Now you have to make a decision. If you follow the script and your customers agree to call if they aren&#8217;t coming &#8211; but they don&#8217;t &#8211; will you make another appointment with them? I vote no, unless their apologies are effusive and their reason is compelling. You know, something like: &#8220;My son fell out of a tree and broke his arm, and all other thoughts just flew out of my head. I&#8217;m SO sorry that I left you waiting like that.&#8221;</p>
<p>People like that deserve a second chance, but the ones who just have no respect for your time do not.</p>
